The Letting Process

RMP have a wide range of properties in Hyde Park, Headingley, Burley and Kirkstall ranging from 1 bedroom apartments to large 9 bedroom houses. We aim to make the process of taking a property with us as stress free as possible and have friendly, reliable and knowledgeable staff to help you with your property search and move you in to your new home.

Student Letting Process

All of our available properties can be viewed online however we would recommend you call our office on 0113 224 9911 or pop in to our office on Hyde Park corner and our staff will go through your student accommodation requirements. They will then be able to suggest which of our properties meet your criteria and book you in for viewing at a time that suits you.


Once you have found your perfect home, we require an administration fee of £100 per person paying before you can secure the property. Once this has been paid we will take the property off the market.


You will then have 14 days to do the following:

  • Complete and return the tenancy application form
  • Provide us with proof of identification and proof of study
  • Complete the standing order form
  • Pay your £250 security deposit. Your Deposit will be lodged with the Deposit Protection Service and will be returned at the end of your tenancy subject to there being no damages to the property or rental arrears
  • Provide us of details of your current landlord so we can obtain a landlord reference

We will require the following from your guarantor:
  • Completed guarantor application form
  • Proof of identification and proof of current address

If you are not able to provide the above within 14 days, the property will be re-marketed and you will forfeit your administration fee. Once we have received the above from each prospective tenant and have done our checks we will arrange a meeting for you all to come in and sign your tenancy agreement. We will also send a guarantor agreement to your guarantor for them to sign and return to our office, ensuring that they have their signature witnessed.

Now that all the agreements are signed you just have to wait until 1 July to collect your keys to your new home.

Professional Letting Process

All of our available properties can be viewed online however we would recommend you call our office on 0113 224 9911 or pop in to our office on Hyde Park corner and our staff will go through your accommodation requirements. They will then be able to suggest which of our properties meet your criteria and book you in for viewing at a time that suits you.

  • Pay your security deposit (equivalent to one month's rent plus £50). Your Deposit will be lodged with the Deposit Protection Service and will be returned at the end of your tenancy subject to there being no damages to the property or rental arrears
  • We use an external referencing agency to do a credit check, obtain a landlord reference and an employment reference. You will be required to complete a form from UK Tenant Data which will be emailed to you.

If you require a guarantor they will be required to provide:
  • Completed guarantor application form
  • Proof of identification and proof of current address

Once we have received the above from each prospective tenant and our external referencing agency has done their checks, you are ready to move in.

We will arrange a date for you to move in to the property, on this date you will need to collect your keys from our office and sign the tenancy agreement.
